          For the past few years, many buyers have been waiting.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Waiting for mortgage rates to come down. Waiting for home prices to drop. Waiting for more inventory. Or simply deciding to wait until next spring.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          There is nothing wrong with waiting if buying does not make sense financially right now. But if you are already considering purchasing a home, the Denver Metro market is showing some conditions this fall that buyers have not had in quite some time.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Buyers Have More Choices
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          According to August REcolorado market data, there were 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          13,211 active listings
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
           across the Denver Metro area, representing approximately 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          18 weeks of inventory
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
          .
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          New listings were also 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          4% higher than August of last year
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;

         &#xD;

          More inventory means buyers can compare properties instead of feeling like they have to jump on the first house that checks most of their boxes.

  &lt;/p&gt;&#xD;

          Buyer Competition Has Slowed
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          While more homes entered the market, buyer activity has been more restrained.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          August closed sales fell 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          13% year over year to 3,118 homes
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
          , while pending sales were down 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          7% from last year
         &#xD;
    &lt;/strong&gt;&#xD;

          That does not mean nobody is buying. It means many buyers may not be facing the same level of competition we saw during the extremely competitive markets of previous years.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Instead of immediately worrying about multiple offers, appraisal gaps, or waiving important protections, buyers may have more room to carefully evaluate a property before making a decision.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h2&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Prices Have Remained Relatively Stable
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h2&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Despite fewer sales, Denver Metro prices have not experienced a dramatic decline.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The median closed price in August was approximately 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          $595,000
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
          , which was nearly unchanged from a year earlier.
         &#xD;
    &lt;/span&gt;&#xD;

    &lt;br/&gt;&#xD;

  &lt;p&gt;&#xD;

          From July to August, however, the median price declined about 
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;

    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
          , from $605,000 to $595,000.

          For buyers, the bigger opportunity right now may not necessarily be waiting for home prices to suddenly fall. It may be the ability to negotiate better overall terms.

    &lt;br/&gt;&#xD;

          Homes Are Taking Longer to Sell

          The median home spent

    &lt;/span&gt;&#xD;

          29 days in the MLS in August
         &#xD;

          , compared with 22 days in July.

          When a home sits on the market longer than a seller expected, the seller's priorities can begin to change.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          A seller who listed in the spring may have expected to be moved by summer. By September or October, they may be thinking more seriously about what it will take to get the home sold before winter.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          That can create opportunities for buyers.

          Negotiating Is About More Than Price

          A lower purchase price is great, but it is not the only way a buyer can benefit from a more balanced market.

          Nobody knows exactly what the Denver housing market or mortgage rates will look like next spring.
         &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          Spring will likely bring more listings, but it may also bring more buyers.

          Rather than trying to perfectly time the market, I think buyers should look at the opportunity that exists in front of them.

          Right now, Denver Metro buyers have:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          More inventory.
          &#xD;
      &lt;br/&gt;&#xD;
      
          Longer market times.
          &#xD;
      &lt;br/&gt;&#xD;
      
          Less buyer competition.
          &#xD;
      &lt;br/&gt;&#xD;
      
          More opportunities to negotiate.

          And relatively stable home prices.
