Could Fall 2026 Be a Good Time to Buy?
Buyers who have been waiting for better market conditions may want to take another look this fall. August REcolorado data shows the Denver Metro market continues to shift in buyers’ favor.
Closed sales were down 13% year over year, while the median sales price remained relatively stable at $595,000. At the same time, buyers had 13,211 active listings to choose from, representing roughly 18 weeks of inventory. New listings were up 4% from last year, while pending sales were down 7%, suggesting buyers have more choices without the same level of competition seen in previous years.
Homes also spent a median of 29 days on the market, giving buyers more time to compare properties, complete inspections, and negotiate.
Why Fall Can Create Opportunity
As homes sit longer, sellers may become more open to:
- Price reductions
- Closing-cost assistance
- Inspection or repair credits
- Mortgage rate buy-downs
- Flexible closing or possession terms
The biggest advantage may simply be having options. Buyers are less likely to feel pressured into making a rushed decision or competing aggressively for every home.
No one can predict exactly where prices or mortgage rates will be next spring. But today’s combination of higher inventory, fewer competing buyers, longer market times, and more negotiable sellers may make fall 2026 an especially good time for prepared buyers to explore the market.
